I am a Landlord

Our long-established Residential Lettings Department handles a large number of properties across South Wales. We have a long-standing policy of managing only good quality and well-maintained properties which has earned us a high level of respect amongst our private Landlords and Contract Holders across South Wales. We strive to make renting your property easier for you by providing a full property management service.

We operate a "Full Management", "Part Management" or a "Finders Only" service, depending upon the Landlords requirements and we are registered by the RICS (Royal Instituation of Chartered Surveyors) to operate a Rental Deposit Scheme.

We are a member of ARLA (Association of Residential Lettings Agents), which is the UK’s foremost professional body for Letting Agents so Landlords can be assured they will receive the best management of their property. From the end of November 2016, all Agents and Landlords need to be registered and licensed (if conducting property management). Harris & Birt is committed to complying with the Housing (Wales) Act 2014 that has been set.

We offer three letting services as follows:

Contract Holder Find Service

This is suitable for Landlords who wish to manage the property themselves although need assistance in securing a Tenant(s). Our Tenant Find service provides the following:

  • Market Appraisal.
  • Marketing and advertising.
  • Negotiation with prospective contract holder(s).
  • Referencing of contract holder(s).
  • Preparation of tenancy documentation.
  • Collection of first month’s rent and bond from the contract holder(s).
  • Ensuring all paperwork is signed before keys are issued to contract holder(s).

Our standard fee for our Tenant Find service is 90% (inclusive of VAT) (75% plus VAT) of the first month’s rent.


Full Management Service

This is suitable for the majority of Landlords who want comprehensive management of their property. Our managed service is charged at 60% (inclusive of VAT) (50% plus VAT) for the first month’s rent and 12% (inclusive of VAT) (10% plus VAT) of the monthly rental thereafter, subject to VAT at the standard rate.

Our Full Management Service includes:

  • Market Appraisal.
  • Marketing and advertising.
  • Negotiation with prospective contract holder(s).
  • Referencing of contract holder(s).
  • Preparation of tenancy documentation.
  • Preparation of Inventory of schedule and condition.
  • Collection of first month’s rent and bond from contract holder(s).
  • Signing of all paperwork and then issuing keys to contract holder(s).
  • Notifying relevant utility companies of new tenant(s) details and meter reading.
  • Registering tenant(s) deposit with the Deposit Protection Service.
  • Collection of rent and making payments to landlord(s).
  • Dealing with day to day maintenance reports from contract holder(s) and providing quotations.
  • Maintaining a valid Gas Safety Certificate.
  • Conducting routine property visits and issuing reports to the landlord(s).
  • Processing tenancy renewals with the contract holder(s) and landlord(s).
  • Conducting a thorough final inspection on the property at the end of the tenancy.
  • Proceeding with deposit repayment once finalised and agreed with both contract holder(s) and landlord(s).
  • We offer our Landlords Propertyfile which allows you 24 hour access, 7 days a week, to all important information and documents relating to your rental property

 

Part Managed Service

This is suitable for the majority of Landlords who want to retain control over maintenance of their property but would prefer us to be the first point of contact with regards to all other issues. Our part managed service is charged at 60% (inclusive of VAT) (50% plus VAT) for the first month’s rent and 6% (inclusive of VAT) (5% plus VAT) of the monthly rental thereafter, subject to VAT at the standard rate.

Our Part Managed Service includes:

  • Market Appraisal.
  • Marketing and advertising.
  • Negotiation with prospective contract holder(s).
  • Referencing of contract holder(s).
  • Preparation of Standard Occupation Contracts.
  • Preparation of Inventory of schedule and condition.
  • Collection of first month’s rent and bond from contract holder(s).
  • Signing of all paperwork and then issuing keys to contract holder(s).
  • Notifying relevant utility companies of new occupier(s) details and meter readings.
  • Registering contract holder(s) deposit with the Deposit Protection Service.
  • Collection of rent and making payments to landlord(s).
  • Monthly statement of account
  • Annual end of year statement showing income and expenditure
  • Processing tenancy renewals with the contract holder(s) and landlord(s).
  • We offer our Landlords Propertyfile which allows you 24 hour access, 7 days a week, to all important information and documents relating to your rental property.
