We are looking for a full-time Property Manager based in our Cardiff Branch.

We are looking for somebody hardworking, enthusiastic and confident who has previous lettings experience in a similar position or contracts management experience.

This is a very busy role in a fast-paced environment so we need somebody with exceptional organisational skills with a focus on customer service who will be able to effectively deal with a large volume of work whilst still retaining an eye for detail.

The hours of work are Monday to Friday 9am – 5.30pm with an hour for lunch. Alternate Saturdays 9am – 5pm are applicable, there would be a day off in the week in lieu for the successful candidate.

You must be able to drive, have a full clean license and be a car owner. Mileage business expenses will be paid at the standard rate.

Day to day tasks -

  • Dealing with all routine and urgent maintenance.

  • Renewal of gas safeties, EICR’S and EPCs in a timely fashion to ensure we remain compliant.

  • Drawing up standard occupation contracts for all new lets and tenancy renewals.

  • Have an understanding of the current legislation in Wales.

  • Dealing with customers enquiries – both on the phone and from walk ins.

  • Handling all the leads from the portals – Rightmove, Zoopla etc.

  • Registering applicants correctly on the system, matching them to properties and booking in valuations and viewings.

  • To confirm and propose a new tenancy on the computer and follow all the necessary procedures.

  • To process application forms and add to the tenant referencing portal.

  • Call outs on new properties and applicant cleansing/reviews.

  • Diary management.

  • Key management.

  • Make up move in packs for new move ins.

  • Carry out routine property visits and ensure the follow up report is sent to Landlords in a timely fashion.

  • Follow up on any issues arising from the property visits.

  • Check windows cards weekly to ensure they are rotating with our stock.

  • Deal with contractor invoices and add them to our system to be paid.

  • Monitor works orders and close down those no longer active.

  • Monitoring rent arrears on a daily basis and following up with tenants on late payments.

  • Carry out viewings when necessary - sales and lettings.

  • Routine admin tasks – making up files, franking, shredding etc.

  • Any other tasks reasonably required of you by your Line Manager.
